"Risk comes from not knowing what you are doing." Warren Buffet
I'm excited about the opportunity to share with you my lifetime's worth of experience in residential construction on your project. Here is a look at how I approach the process of estimating, designing & building residential construction. I look forward to adding your project to the tapestry of my construction journey.
The value of Ballpark vs. Actual Pricing
A "ballpark" price is just that- a number that could, kind of, possibly be what the job costs. This is akin to guessing the price of a used car without knowing the mileage and all the features. And selecting a contractor based on "Ballpark" estimates is more like buying a car online Actual pricing requires actual detailed specifications. Every project we do gets priced with "real-time" estimates, meaning the project plans are issued to the major trades and vendors to quote the actual details, resulting in a ready-for-construction proposal.
Let's open the conversation about your project via email or phone and determine if we may be the right company for your project. Three things will be clarified before we schedule a site visit:
A Note about Budget
Just like buying a car, a house or even a cup of coffee, knowing what you're willing and able to spend is a critical first step in planning your purchase. We can help you come up with a budget based on your projects unique requirements.
Following a positive outcome from our Initial Consultation, we will schedule an Onsite Meeting. We'll review your property and offer any insights or suggestions we can while determining the best course of action. This meeting takes about an hour, and we're happy to field any questions you may have and make suggestions based on our 40 years in construction.
Assumption of Probable Costs
If all goes well at our meeting we will provide you with our "Assumption of Probable Costs". This document is based on your quality level, budget and timeline, making "assumptions" as to where we think pricing could go based on our discussion.
At this point you are invited to explore pricing and vetting other contractors and basically decide if Corey-Built is the right contractor for you.
Our "Assumption of Probable Costs" will likely come with a Design Agreement. Once you have selected Corey-Built as your contractor, sign the agreement, provide a deposit, and we will start the process of bringing your home improvement dream into a reality!
At this point the design is fully priced out using "real-time" estimates from our experienced and vetted trades and vendors, using current pricing from their suppliers. This creates the most accurate "ready for construction" proposal. Should the plans need to be modified, adjustments and concessions are made and a final revised proposal is created. Once our construction agreement is signed, we go to permit.
Construction, Completion & Warranty
Once the permits are received the project is scheduled and work begins. You the client are kept informed throughout the process as to schedule, selection deadlines, option approvals and any changes requiring a change order, priced and approved by you before the work is performed.
This process has been developed over 40 years of residential construction by company president Chris Corey. Chris has project managed & built over 200,000sf of new and renovated residential property.
It all starts with the first communication. Email us with your information and some details of your project.
